Simple Change

Simple changes require a one-page application (linked below) and are limited to the following:

  1. Exterior Painting

  2. Replace windows, garage door, or driveway

  3. Roof Replacement

  4. Synthetic Turf

Minor Change

A minor review application is based on the following criteria:

  1. No new square footage is proposed

  2. No exterior changes are proposed, except as described in a Simple Change

  3. The scope of work is site improvements, which do not alter the original grade by more than eighteen inches (18") nor include a structure of any nature that is higher than five feet (5') above the original grade or is internal to the residence and not visible from the exterior.

Major Change

If it’s not a simple project or a minor project, it probably counts as a Major Change.

Projects that qualify for Major Review include any project that adds, changes, or modifies the exterior of the structure on a lot.

A Major Review consists of two phases: a Concept Review and a Final Review and requires a $150 application fee.

 

Frequently Asked Questions

  • Submitting an application and obtaining approval of the Architectural Committee before any project is started is how a homeowner confirms that a project complies with the Association’s Architectural Standards.

    If work is done that does not comply with the Architectural Standards, it may have to be modified or even removed. The approval process eliminates uncertainty and the potential for unnecessary additional expenses.

    You might get a notice to fix some aspects of your project. If you ignore that, you may be charged a recurring fine if you don’t comply with the standards.

  • Unfortunately, no. You must submit a separate application to the HOA Architectural Committee as well.

  • Here’s the great news. If you don’t get a response in 45 days, your project is automatically approved!

    Variance Requests and Comprehensive Concept Approvals can take some time going back and forth, but a general rule of thumb is that we try to get a response out within 30 days.
