When do I need to submit an Architectural Application?
Submission to the Committee for its approval is required for additions, modifications and/or replacement of exterior elements, as well as limited interior elements of a residence. An application is needed if any work, including but not limited to the following, is planned:
All exterior changes, alterations, modifications or additions to the residential structure or property
Exterior painting
Reroofing
Exterior walls moving inward or outward (would typically mean a footprint change)
Addition of second story (typically adds square footage and height)
New or change in windows, doors or garage doors
Any interior work that affects the exterior of the residence
Repair or replacement of any exterior material, including but not limited to fascia,
outlooker beams, wood trim, siding, shingles, brick or skylights
Any work affecting the fire-rated drywall at the common wall (aka party wall), including
but not limited to - modification or intrusion into the party wall for removal or installation of intersecting walls, and/or the removal or installation of utilities such as plumbing, electrical, gas, phone, internet or venting
Moving existing or adding an air-conditioning condenser
Addition of swimming pool or spa and its equipment
Addition of water softening equipment that is external to the residence or garage
Addition or moving solar panels or equipment
Addition or replacement of dish antenna
Addition, modification or replacement of wood or metal fence or gate
Installation or replacement of any kind of shade structures such as overhead trellis,
pergola, arbor or tensioned shade sails. Traditional umbrellas do not require an
application
Adding or moving raised planter(s)
Adding or moving light bollard(s)
Adding or moving exterior security lights
Installation or replacement of landscaping softscape such as trees or plants that, over
time, might affect a neighbor’s view or might create an intrusion into a neighbor’s or
Association property
Installation or replacement of hardscape, irrigation, drainage, and lighting - in the front,
side or rear yard
Driveway replacement
Replacement of an existing street address number with a different design other than the
pre-approved fixture
Installation or replacement of synthetic turf.
Installation of an external Electric Vehicle (EV) charging device that is external to the
residence or garage
Addition of exterior or interior Accessory Dwelling Unit (ADU)
Any project that affects the exterior of your residence or yard that is not included in this
list. If in doubt, contact your Property Manager who will consult with the Architectural Committee and will let you know if an application is needed.
